We are a full service company

Our management agreement is simple and straightforward. We get 9% of collected rent. There are no other hidden fees or out of pocket expenses. Companies that take lower percentages often offer services a la carte, in addition to their management fee. You may be surprised that marketing your property or drawing up a lease are additional fees. When you work with us, there is only one fee for all services:

When you work with us, you work with caring people. When you call the office, AmyBeth will answer the phone. When your property is vacant, Joylyn will show the property. When you have questions, Miste is there for you.

Your property matters to us. We only do in-person showings to make sure that we have contact information for every person that comes into your property. We have a designated exterior survey specialist to do drive-by inspections of every property each month to make sure that the landscaping, lawn, and exterior are in good shape; and, our after-hours emergency line is handled by us personally, to make sure that any emergency is taken care of immediately.

 

We have skin in the game

Some property management companies will take a percentage of rent, regardless of whether or not the property is occupied. We only take a percentage of collected rent. That means that if there is a vacancy, you are only charged a flat fee for that month. We have vested interest in getting your property rented to a qualified tenant as soon as possible.

 

We respect your money

When maintenance and repairs are needed, we will contact you to get your approval. We know that it is your property and you get the final word on how your money is spent.

We pay you on time. Your payment comes the same day every month in a statement that is easy to read. You will be able to see how you charged. With our thorough surveys, you will be able to see the repairs and improvements that the improvements and repairs have been made.

We give you an itemized statement for easy accounting at the end of the year. You won’t have to spend extra money for an accountant to have it make sense for you.
