How much is the application fee?

The application fee is $30 per adult.  The fee is applied to the cost of your credit and background screening and is non-refundable once you have applied.

Each adult (18 years or older) that plans to live at the property you are applying for must apply individually. We cannot accept one application for married couples. We do not allow subleasing at any of our properties.

What are the rental requirements?

Please review the rental requirements before applying as the application fee is non-refundable. If you have questions about your specific situation, please email leasing@prestigepm.com.

What if I don’t have any rental history?

Having no rental history does not necessarily disqualify you. We can often work with this situation with a co-signer or asking for last month’s rent up front.

Please note that we deal with each and every application on a case-by-case basis and cannot tell you exactly what options are available until you apply. We have to have the information from your application in order to determine how we can best work with your situation.

What if I don’t have a job yet?

You must be able to verify your employment status. We accept pay stubs or an offer letter, if you are moving for a job. If you are unable to verify your employment and income, then we will require the rent for the entire year lease upfront.

How do I report a problem at my property?

If you are currently experiencing a threat to life or safety, please call 9-1-1.

If there is a fire, flood, or no heat in the winter during non-business hours, please call our emergency line so that we can get a vendor to your property to as soon as possible.

To report a non-emergency problem, please submit a maintenance request.

How do I pay my rent?

There are several options to pay your rent:

  1. You are always welcome to bring your check or money order to our office.
  2. You can mail your check to our office, as long as you make sure that your check will arrive at our office by the 5th of the month. It is your responsibility to mail it in a timely manner, allowing for any holiday or postal delays.
  3. You are also welcome to pay online. You will receive instructions for online payment after you have signed your lease. Please note that this is a convenience we offer that is managed by a third party payment service, so any fees associated with online payment cannot be disputed or refunded by Prestige Property Management.

What is the pet policy?

The pet policy varies by property. Check the online listing or your lease terms to find out if a pet is allowed at your property and the terms. Certain breed restrictions apply. You can find a list of restricted breeds below under “Are there any dog breeds that are forbidden by tenants?”

Are there any dog breeds that are forbidden by tenants?

Yes. Due to insurance costs and limitations, Prestige Property Management does not allow the following types of pets in any and all of our properties:

  • Pit bulls
  • Rottweiler
  • Chow chows
  • Doberman Pinchers
  • German Shepherds
  • American Staffordshire Terriers
  • Wild dogs such as: Coyotes, Wolves, and Dingoes
  • Mastiffs
  • Akita
  • Bullmastiffs
  • Huskies
  • Presa Canario
  • Malamutes
  • Boxers
  • Any pet that has the above lineage

Is full management the only option?

You have options when it comes to managing your property. If you prefer to be more hands on, we offer a Rent-Up option that allows you to be more involved in the maintenance and upkeep of your property. Do you manage HOAs?

We manage HOAs and we would love to help you with yours! We have options for management and we can work with you to create an agreement to suit your HOA’s needs. Contact our office for more information.

Why do I need a property manager?

Property managers help to ensure the best return on your investment. We thoroughly vet prospective tenants, do exterior drive-by surveys, and periodic full property surveys to ensure that your investment is in good hands and well taken care of. We also take out the hassle by responding to all tenant inquiries and maintenance requests, active advertising and marketing to keep vacancies low, and making sure you are paid on time, each and every month with a statement that is easy to read. How do I keep a property pet free?

You get to make the call on whether or not you will allow pets at your property, and what restrictions will apply. If you allow pets, we will make sure to collect all applicable fees. If you choose not to allow pets, you may find that an animal has been allowed at your property. According to the federal Fair Housing Act, support animals are not considered pets and pet policies and fees do not apply. How do you screen prospective tenants?

We have a thorough screening process that we require of each and every tenant. We do not allow subleasing, so you can rest assured that every single occupant has been vetted to make sure that you know who is in your property and that they will take care of your property.
